WELCOME BACK
CHARLENE ASKS QUESTION TO PANEL WARREN: 27,000 visitors, leaders and delegates here in Honolulu just for APEC. What is your view of APEC?
WARREN DANIEL WARREN DANIEL ANSWERS
CHARLENE MICHAEL: In 1994 APEC adopted some long-term goals to "reduce barriers to trade, investment and capital” the Bogor Declaration. Michael, how does the green investment world view APEC?
MICHAEL KRAMER MICHAEL KRAMER ANSWERS
CHARLENE TAMARA:This 2011 APEC Summit is lock stock and barrel on the green industry, the environment is at head of the of every agenda. Why do you think APEC is so centered on Sustainability?
TAMARA ARMSTRONG TAMARA ARMSTRONG ANSWERS
CHARLENE KURT: During his presentation at APEC Brendan Jones, Director of Nissan LEAF Marketing and Sales Strategy, Nissan North America Co. spoke of the LEAF and Zero Emission. What makes the LEAF the green car of choice for APEC this year?
KURT SPEAS The Leaf is the first mass produced all electric zero emissions vehicle. The Leaf is not a niche market car, practical, and versatile electric car.
Nissan passed on the hybrid craze feeling that a hybrid was a band aid and the electric car would be the cure. Nissan has invested 17 years and taken the gamble and it is obviously paying off demand greatly exceeds supply.

CHARLENE WARREN: The state’s cost and benefits analysis projects reports at last $120 Million dollars in revenues from APEC in Honolulu this week. Annual revenues from visitors top $8 billion. Certainly, the State needs these revenues. Do you expect the after APEC effect to cause an explosion in real estate and development?
WARREN DANIEL "Hawaii is one of if not the MOST amazing place in the world and certainly in the U.S. Just consider some of these superlatives.
Well- Being- scored a 71.1 to top the nation for well being according to Gallop
Quality of Life_ Hawaii tops the list in the U.S. according to CNBC
Safety- Third safest Big city in the U.S.-
Affluence- Tops in Resident Millionaires per capita- United Business Wire
Health- Hawaii residents enjoy the longest average life expectancy in the U.S.
Health Care- # 1 in dentists per capita and # 10 in doctors
Energy- Hawaii leads the world in transformation of Clean Energy
# One in Air quality
Ranked 10th in sustainability for growing our own food.
Ranked 41st in overall states population with 1,360,000 on all islands"
CHARLENE WARREN: Where do see most of the new owners coming from?
WARREN DANIEL OVER 70% of our Client Property Owners are from overseas destinations, Japan, Korea, Italy, Canada, South America, Even China and Thailand... You name it the Worlds investors, and vistors all love Hawaii... One in 3 with net worth over $1,000,000 US plan to travel to Hawaii in the near future.
CHARLENE When APEC delegates and visitors return where do you think they are most likely to buy?
WARREN DANIEL Well there really is "no such thing" as each island is completely different for a variety of reasons... It really is a micro- climate real estate market now... Meaning this street is good or that building is good each for very specific reasons. That is why is so critical for off island investors and buyers to have a licensed real estate professional that really knows their stuff. Like Distinctive Homes Hawaii...

And now today's host, Charlene on Green.
CHARLENE Thank you for watching this special edition of the Charlene on Green show. It is really fun driving the Nissan Leaf. I'm still getting used to the backup assistant cameras. I still turn my head and look behind me to reverse. Once in a while I do glance at the monitor to see how close if I'm gonna hit. So let's talk about the Leaf.
CHARLENE KURT: Hideaki Watanabe, Corporate Vice President, Nissan Motor during APEC this week addressed performance updates on Nissan LEAF in key markets. Tell us about the Leaf’s entry to the Hawaii market.
KURT SPEAS Back in 2010 Nissan selected Hawaii as its primary role out market.
CHARLENE KURT: Customers not only want to be green, they want to drive clean and save green too. Having a car these days boils down to bare economics. Isn’t just a handful of people driving the Leaf now?
KURT SPEAS The leaf is a key part of the exploding clean energy industry, it is the icon for green energy.
The fact that 80 percent of my Leaf customers have solar energy shows the mass appeal of the electric car.
CHARLENE At the moment the Leaf is built in Japan an APEC member economy where the March earthquake and tsunami and the resulting nuclear disaster crippled the car manufacturer since March 2011. The capacity is only 50,000 cars a year. How is this mass market car going to get to the masses?
KURT SPEAS A new Nissan plant will be built in Tennessee. I was born in Oak Ridge,Tennessee ( the home of the Museum of Science and Energy) I was raised on a farm in nearby Kingston, Tennessee. My father built an electric car in 1964 along with my mother.
The Tennessee Nissan plant will be completed in 2012 and will be making 150,000 electric cars per year.
That alone will be create thousands of new jobs in America and in the auto industry across Asia Pacific.
CHARLENE What will it take to get more electric cars from model to market?
KURT SPEAS The electric vehicle has partners now in the form of legislators, electric companies and infrastructure developers that it didn't have before creating a healthy climate for economic growth, promotion of clean air

CHARLENE WELCOME BACK I'm having a blast and learning a lot of about the nature of international business during this APEC Summit. Thank you for watching Inside APEC Live a special edition with our guests here on the Charlene on Green show.
CHARLENE ASKS MICHAEL: In 1994 APEC adopted some long-term goals to "reduce barriers to trade, investment and capital” the Bogor Declaration. When it comes to investment is the Asia Pacific region leaning toward a green portfolio?
MICHAEL KRAMER Sustainable and responsible investments include domestic and global publicly traded companies and bonds, community development and international microfinance lending, and for qualified investors, private equity and social venture capital opportunities.
CHARLENE MICHAEL: At the moment there is quite a bit of discord in the general population with corporate America, and the whole financial and investment sector. We see the State of California Air Resources Board taking on carbon trading with its AB32 rules. California has put a price on carbon, the highest bidder takes the cake. Can we put a price corporate sustainability?
MICHAEL KRAMER At Natural Investments we are actively engaging companies in dialogue on how to improve their environmental, social, and governance policies and practices, and supports shareholder resolutions as warranted to press companies for reforms they may not wish to make willingly. We are encouraging regulators and elected officials in Washington DC to hold companies accountable when they do not act in the public interest.

CHARLENE WELCOME BACK Our panel of local Hawaii businesses are weighing in on APEC, its impacts and opportunities to revive the American economy and protect the environment. Thank you for watching Inside APEC Live a special edition with our guests here on the Charlene on Green show.
CHARLENE TAMARA: APEC provides a forum to explore ideas in a cooperative manner. APEC acts as an incubator of ideas. And there is no shortage of ideas for going green. How do we transform ideas from these incubators into action?
TAMARA Many people today, especially young people, already carry fundamental sustainability perspectives into the work that they do, whether they are studying to be architects or pursuing their degrees in business
My team is comprised of recent graduates from the University of Hawaii System that has entered the workforce—and we believe that there is tremendous value in our perspective as well as our ability to apply our perspective in ways that benefit Hawaii.
TAMARA:
CHARLENE APEC and now the Trans Pacific Partnership TPP a Free Trade agreement aims to create one giant corporate entity. But there is one angle that neither APEC or TPP adequately addresses. Cultural implications. How is Hawaii positioned on the cultural centerstage?
TAMARA Our Hawaiian Style of doing business is a valuable export. Because of our interdisciplinary team, systemic thinking, and our values-based approach, local firms like the Studio are ideal for a global economy because our innate perspective naturally lends to respect for doing peoples with a variety of cultures. Hawaii is THE place to go for cultural development.
CHARLENE TAMARA: There is sort of this symbiotic relationship of culture and sustainability. Can you speak on this major project at the Honolulu airport that speaks to both sides of this equation real well.
TAMARA Sustainable DOT-A, Sustainable HNL, as example of our work. The Program Profile is the platform for sustainability at DOT-A—it explains the history, resources, and vision of Sustainable DOT-A.
The Hawaiʼi Sense of Place Primer introduces place sensitive considerations as it pertains to airport design and construction—it ensures collaboration between Hawaiian cultural practitioners, airport decision makers, and consultant project teams in creating the experiential and educational aspects of Hawaiʼiʼs airport system. The Sustainable High Performance Guidelines can be used for planning, design, and construction—it is a comprehensive performance standard and rating system that addresses best practices and considerations unique to airport facilities in Hawaiʼi.
CHARLENE TAMARA: For buildings and architecture you can always quantify results and draw up specific measurements. That you cannot do with culture. How does sustainability practices account for culture.
TAMARA The Cultural Appropriateness Guidelines address how Hawaiiʼs cultural heritage is portrayed throughout the airport system—it refers to awareness of - and sensitivity to - ethnic and linguistic groups, as well as proper representation of language, rituals, traditions, etc.
